Given today's residential building conventions, three houses per acre is too many, two/acre should be the maximum, especially since this is rural acreage. One/acre would be better.
My neighborhood, Eastwood Addition, was developed in the late 1800s as workman's cottages surrounding the now defunct International Harvester Corporation at a density of eight houses per acre. The lots were each 40' X 140'. My modest house is built on three lots which I consider a minimum acceptable size. It's 120' X 140' or 3/8 (.375) acre.
I wish Cleetus luck dealing with the county and state, he'll need it.
