He’s the guy who’s taken over Marty Whitman’s old mutual fund, Third Avenue Value TVFVX, -1.07% (up 66% in the past 12 months, incidentally). And in his latest letter to his investors he’s pointed out something that he has been watching and a lot of Wall Street hasn’t.

Because of the very high risk of renting, of course rents go up far more than inflation. When they government limits who you can rent to and/or when the government can prevent you from collection rent and ejecting tenants that don't pay, that risk in factored in the the price.
